Booking Condition
At the time of booking a NON-REFUNDABLE 30% deposit will be required to secure the house, unless it is less than 45 days to arrival in which case full payment is required for the booking to be held. The booking is not confirmed until the deposit is paid. Payment in full is due 45 days before arrival. For your convenience unless an alternative arrangement is made Halcyon Bay will charge the credit card used for the deposit for the balance of the tariff 45 days before arrival. Halcyon Bay prefers credit card payment but alternatives can be arranged given sufficient time.

LEAVERS (“SCHOOLIES”) CELEBRATIONS.
Bookings will not be accepted for the Leavers period if Leavers or others attending Leavers celebrations will be staying in the house. Halcyon Bay will at its sole discretion accept bookings during that time from non-Leavers guests, however it is a condition that no gatherings or student groups will be allowed at any Halcyon Bay house or common property during Leavers. Non-compliance with this condition will result in immediate eviction without compensation. Right to refuse

To protect all parties involved in the letting of your fully self contained property we ask that you carefully read the following terms and conditions. Bookings are made with Halcyon Bay as agent for the owner of the property. The following terms and conditions apply to the booking.

Late Arrival or Early DepartureNo refund will be made for any unused days of a booking.
Bond The guest is responsible for the house and contents for the duration of their stay and apart from reasonable standard cleaning requirements the property and contents must be left in the same condition as they were at check in. A credit card authority to cover all losses is required prior to occupancy. The holder of the credit card gives Halcyon Bay authority to recover the cost of extra cleaning or repairs from their credit card. If insufficient funds are available on the credit card the registered guest agrees to accept responsibility to pay any additional charges. Guests are required to report all breakages, damage and lost keys to management immediately they become apparent. The guest will be responsible for any damage incurred to the property whether by themselves or other persons they allow to enter the property howsoever caused. The registered guest is responsible for payment of all breakages and cost of repairing all damage caused to the property that they are registered in (or in the event of a group booking, the total houses booked by the group).
Check- in and Check out times.Your holiday property is available from 2pm on your day of arrival with a vacate time of 10am on the date of your departure. Departures after 10am without prior management approval may incur an extra charge.KeysA maximum of two sets of keys per tenancy can be provided. If any keys are lost or stolen or not returned the Guest may be charged for new keys and lock changes to protect the property so please take careful care of the keys.
IdentificationA Guest Registration form is required to be completed for all bookings. The registration form requests details of your name, address, and drivers licence number and credit card details for security purposes. The Guest may not transfer a booking to another party or make a booking on another person's behalf. Guests must be real people and cannot be corporations or companies.

Rules
The Guest is responsible for the conduct of all others in your house so please ensure all occupants and visitors abide by the House Rules. Failure to comply with the Halcyon Bay Terms and Conditions or instructions given by the manager of Halcyon Bay from time to time may result in immediate eviction without any refund of monies paid at the sole discretion of the manager of Halcyon Bay.

Right to refuse
Halcyon Bay and the house owner retain the right to refuse or revoke any booking which they believe in their sole discretion to be inappropriate for the house or Halcyon Bay.
Pets
Halcyon Bay does not accommodate Pets of any description.
Smoking
Smoking is not permitted inside the house. If smoking when outside please dispose of cigarette butts in the bin. If there has been smoking inside a house in the Manager's opinion then extra cleaning charges will be incurred.
Number of Guests in the House
Each holiday property is equipped for a specific Number of Guests. There may be no more persons occupying a property than as registered on your booking. No mattresses, tents or caravans, or more cars than the property accommodates are allowed. If a house is over occupied the guests will be evicted with no compensation. If required Halcyon Bay can arrange cots for young children.
Noise
For the comfort of all guests Noise Levels must be kept to a reasonable level at all times. Please be aware that sound carries. Should Halcyon Bay receive complaints regarding noise levels or disruptive behaviour, as per the Innkeepers Act, Halcyon Bay has the right to evict guests without compensation.
Gatherings
Halcyon Bay understands that the Guests may wish to entertain visitors. In general terms reasonable social gatherings between 8am and midnight will be acceptable if they are limited in attendance to double the number of registered guests and as long as parking, behaviour and noise do not disrupt other guests. Halcyon Bay generally do not allow functions such as parties or weddings to be held in our houses as they are not equipped for such gatherings. In order to avoid disappointment please discuss your plans with management if you intend to hold a social gathering or function at the house, which may not comply with these rules. Special bond and other conditions may apply if Halcyon Bay does at their discretion agree to your request to hold such a function. Halcyon Bay reserves the right to terminate any gathering and require guests and or visitors to leave.
Security
All guests are responsible for keeping the property secure during their stay and will be responsible for any Theft or damage. The Guests personal property remains under their care and at their risk for the duration of the stay.
Limitation of Liability
To the extent permissible under the law no liability is accepted for any injury, debt, damage, loss, delay, expense or inconvenience howsoever caused. It is recommended that guests take out personal property insurance or adequate travel insurance should any unexpected situations arise before or during your travel period.

Management Access to House
The Management reserves the Right to Enter and inspect the property and confirm number of guests at any time at their discretion.
Faults and Malfunctions
All properties under Halcyon Bay Management are Privately Owned and are rented on a fully self-contained basis. Halcyon Bay does our best to equip and maintain the houses to a very high standard that will hopefully exceed your expectations. In the event of Faults and or Malfunctions of appliances or other facilities there is no obligation from the owner or Halcyon Bay Management to compensate or discount.
Movement of Contents
Please respect the owner’s property and Do Not Move Furniture within the house or outside. A fee may be charged should this occur. Please do not move items from house to house.
Unavailability of House
When a booking is made, the deposit is accepted for the owner at that time. If the property is For Sale and ownership changes before your holiday we cannot guarantee that the property will remain available. We cannot accept responsibility for decisions made by a new owner. If the property is sold you will be notified. If your property is listed for sale while you are in residence, the occupier agrees to allow the owner or argent to conduct inspections with prospective purchasers at mutually convenient times by appointment. At times situations arise of which Halcyon Bay have no control; Halcyon Bay Management reserves the right to move guests to alternate equivalent accommodation, subject to availability, at their discretion or the direct instruction of the property owner. If this is the case, Halcyon Bay will notify the Guest as soon as possible. If no alternative is available a full refund will be provided and no other compensation will be made.
Request for Repairs
If required the Manager will organise repairs to the House as soon as practicable. Should a tradesperson be sent out upon your request to carry out a repair that the tradesman deems unnecessary for any reason due to negligence and or misbehaviour, the cost of the call out will be charged to the guest. Bins Garbage & recycling bins are provided with all properties. Please ensure that all garbage is removed from your holiday property and placed in the bins provided. All Guests are responsible for any loss or damage arising from breakages or other damage to the property or common property during their stay, including any additional cleaning, removal of excess garbage, repairs or replacement of items in the property. If Keys are lost by guests, the guest is will be charged for the changing of locks and the cutting of 6 new sets of keys.
Representations regarding house
You are welcome and encouraged to inspect the house prior to booking at a mutually convenient time and Halcyon Bay. If you cannot, our staff will describe the premises, position and furnishings to the best of their ability and in good faith. The web site also contains indicative information only. These are not representations as to the state or fitness of the property for your purposes and the house is rented to you as is, and no compensation will be made should the guest contend that the house is unsuitable in any way.
Lost Property
If requested Halcyon Bay will endeavour to recover and return items of value inadvertently left in your holiday property, but take absolutely no responsibility for recovery or return of your items. Postage and packaging costs will need to be paid for in advance; a minimum cost of $20.00 applies. Low value items found will be held for claiming for a maximum of two weeks and if not claimed will be handed to local police.
